Detex 103320-1 Mortise Lock Assembly Kit

The Detex 103320-1 is the OEM standard mortise lock assembly kit for the Advantex 30 and F30 Series exit device. It is the field replacement for the mortise lock body inside the 30 Series centercase - the core mechanical component that controls latch bolt projection, retraction, and deadlocking on this super-heavy-duty mortise exit device. When the 103320-1 mortise lock body fails, wears, or is damaged in a high-traffic or high-abuse installation, this kit is the correct OEM replacement to restore full exit device function without replacing the entire device assembly.

 

The Detex 30 Series uses three mortise lock variants in its parts catalog: 103320-1 (Standard, this product), 103320-2 (EE function - electric unlock), and 103320-3 (ES function - electric strike). Confirm the functional suffix on your installed 30 Series device before ordering. The 103320-1 is the standard mechanical lock body, covering CD (cylinder dogging), HD (hex dogging), and LD (less dogging) configurations where no electrical mortise function is involved.

 

Detex Advantex 30 Series Exit Device: What the Mortise Lock Does

 

The 30 Series is Detex's super-heavy-duty mortise exit device, engineered for the most demanding commercial, institutional, and high-security applications on single and double doors. Unlike rim devices that mount surface-mounted latching hardware, the 30 Series uses a mortise lock body that mounts inside the door - the mortise lock sits in a cutout (the mortise pocket) in the door edge, recessed behind the front plate. The latch bolt projects from this internal pocket into the strike on the door frame.

 

This design provides superior strength and dead-latching capability versus rim configurations. The latch bolt on the 30 Series is a 3/4" projection stainless steel bolt. When the push rail is operated, the pushpad subassembly retracts the latch bolt through internal levers connecting the centercase to the mortise lock body. The centercase fingers align with the mortise lock on installation - this connection between the device centercase and the 103320-1 mortise lock is what allows the pushpad force to transmit directly to latch retraction.

 

The 30 Series devices comply with ANSI/BHMA A156.3 for mortise exit devices, are UL listed for 3-hour fire door assemblies, and include PVD finishing over stainless steel surfaces on all exposed components - an environmentally-friendly, highly durable finishing process that prevents corrosion and surface degradation in high-traffic environments.

 

Detex Alarm Exit Device and 30 Series Function Options

 

The Advantex 30 Series is available in both standard panic exit (30 Series) and fire-rated panic exit (F30 Series) configurations. The standard mortise lock (103320-1) is shared across both the 30 and F30 base devices. Key 30 Series function options the mortise lock body supports include CD (cylinder dogging, where a mortise cylinder is used to dog the pushpad), HD (hex dogging, dogge via hex key), and LD (less dogging). The mortise lock body is installed separately from the device after the backplate is secured, using "I" screws (machine screws #8-32 x 1/2") for metal doors or "J" screws (wood screws #12 x 1") for wood doors per the Detex 101349 installation instruction.

 

The mortise lock must be hand-checked before installation - the latch bolt block can be repositioned to change from LHR to RHR operation by removing the block and rotating the latch bolt.
